Rental Policies

1. No smoking in or around the house (evidence of smoking in the cabin will cost an extra $200 cleaning fee and will be charged to your credit card).

2. Person renting the house must be 25 years of age or older. Occupancy limits must be adhered to and no teenagers are allowed to be alone in the house at any time!

3. State and local taxes are extra.

4. A one-time cleaning fee $250 is required per stay.

5. Cancellation and refund policy – All reservations cancelled are subject to a cancellation charge of 10% administrative fee based on the total rental cost. For reservations cancelled 30 days or less prior to scheduled arrival, no refund will be given.

6. Check-in time is at 4 PM and check-out time is at 11 AM on the day of departure.

7. A key code will be given for rental access.

8. Quiet hours begin at 9:30 PM. We ask that you respect our neighbors, their privacy and properties.

9. We ask that you take caution and do not allow children to operate the gas stove or be alone in the hot tub at any time. 

10. A $500 refundable security deposit is required with every reservation.  Failure to abide by the following may result in loss of security deposit:

  • No excessive loud noise (i.e. music, parties, non-compliance with quiet hours, etc.)
  • No clamming/digging on the beach (San Juan County Shoreline Act)
  • No fires on property, including the beach (San Juan County ordinance)

11. No pets on property (violations willl cost an extra $500 fee and will be charged to your credit card).

Hot Tub
• Children 12 & under must be under adult supervision (Washington State law)
• Children 13 -16 years of age must have at least one additional person with them (Washington State law)
• Please shower before entering spa (Washington State law). This will keep the hot tub cleaner during your stay.
• We will address any hot tub repairs as quickly as possible. Please keep in mind that due to our remote location we are limited in parts and repair services available and apologize for any inconvenience during your stay.

Communications: TV, Phone, Wi-Fi
• Internet (500 mbps) is available for our guests.
• We are not responsible for power outages or communication service provider difficulties.
• We will address any issues as quickly as possible. Please keep in mind that due to our remote location we are limited in parts and repair services available and apologize for any inconvenience during your stay.

Please Note: If your sole purpose is to use this rental as a “Party House” this is not the property for you.
